Will the buyer and seller be bound to the contract?
Both sellers and buyers are bound when they agree to the terms and conditions of Discount Property Auction. When the auction finishes, we take an immediate reservation fee from the buyer’s credit card, which acts as an exchange of contracts.
What documents do you obtain from Land Registry?
We obtain Legal Title information (the names of the registered owners and any interested parties named on the deeds) and the Title plans (the official boundaries of your property in relation to neighbouring properties). As a buyer is legally bound when their bid is successful they will want to see this information upfront. With a leasehold property it is also advisable to have the information from the Freeholders/Managing agents regarding the particulars of your lease.
What is the Make Offer Now function?
During the Pre Auction period, we encourage buyers to ‘Make you an Offer’. You can decide to accept or decline offers, however, once you accept you are legally bound to continue with the sale.
